Home owners association and hounds

I am wondering if any of you guys have dealt with covenants and your dogs. I am gonna buy a house on 47 acres in Wyoming and I am catching he'll because the covenants say three dogs and o have six. I tried to talk to the president of the association and he told me he won't let me have six dogs on my own 47 acres. What Is the world coming to? Do any of you guys know ways around these hoas? Amy suggestions would be appreciated.

Fully indoor kennel, dog box that covers the holes until your in then woods. I would also check into state rules and see if you can find a technical way around it.

Thanks for the responses gentlemen. Where I live in wyoming is landlocked by huge ranches and federal land so a decent chunk of land is really hard to come by. I have asked ranchers to sell me 5 acres before but it would cost them so much to divide their land legally they will not do it. So living in a hoa is my only option. Its making me sick to deal with these people. Non houndsmen just tell me to get rid of some dogs. We know that is not an option. My plan is to keep three dogs live at my house in town that I am renting because I can't sell it. Those dogs will probably spent most of their time visiting us on the 47 acres visiting, if you know what I mean. I imagine I will probably get sued in the future by this guy. But I am not gonna get pushed around. I know of a woman in Colorado that got sued for having 9 sled dogs on her property. The lawsuit bankrupted the hoa and they had to pay her legal fees. It drives me nuts that this is even an issue. Thanks for letting me vent. People with hounds are pretty much the only ones that understand. I am allowed ten head of livestock. Maybe i should get ten of the loudest donkeys in Wyoming?

What are the hoa rules on livestock in the area? Hounds may be able to fall under stock instead of dogs. Good luck, sucks having property that someone else tells you how to use.

I live on the edge of a country town. You can have ten animals. I have forteen dogs, two goats and thirtysome odd chickens. Cats, coons and rabbits come and go. I keep the goats at one neighbors place, kinda hide my number of dogs and the neighbor on the other side of my property claims the chickens are his "free range." I have a couple real good neighbors. So, how far is the property line and can you rent a 3 kennel size peice of land from a neighbor that has no dogs?

Sounds like you know what the rules/law says. Sounds like your going to end up with a headache. I'd find another piece of land.

47 acres and you can't have 6 dogs , i've got a house block (1/4 acre)and 4 dogs
Don't know how other people can tell you what to have on your own land
My hounds are quiet and the kennels clean , neighbours love my hounds
I'd keep the 6 dogs anyway , they (HOA)can't come on your property anyway, can they ?

I have decided to just buy the damn
Place. I talked to a real estate lawyer and he told me they could sue me to get rid of the three dogs and it would take thousands of dollars and lots of time. To hell with hiM
I want the place. I will just keep the three dogs at my other house. Next time you talk to some old timer and he is complaining about how our rights are disappearing, don't just shake your head and think he is complaining because he is old and bored. He is right!

I have a buddy that is having the same problem in Wyo with the HOA, only Allowing him 2 dogs and he has 4. Just hide em, 47 acres is plenty enough to conceal 3 more dogs.

Maybe a kennel license? I had 23 dogs on 1 acre in Arizona once, no problems. I have heard of certain countys limiting you to 3 dogs without a kennel license, look into that. Arizona has pulled the teeth on alot of HOA rules and fines they can give unless they pay for the court costs, that curbed it alot. Also, you can get permission from other neighbors sometimes and go around that.

If you don't like the rules then don't buy the place, all your asking for is years of trouble. Nobody is violating your rights, you have the right not to live there. Good luck with whatever you decide.
